5 Signs Your Flat Roof Needs Maintenance or Repairs

Most commercial buildings are constructed with flat roofs made of asphalt or metal. These types of roofs often have a shorter lifespan than pitched roofs, which means building owners must be vigilant about any potential damage. 1. Leaks & Water Damage

Flat roofs are often more susceptible to water damage because they lack the same easy drainage as pitched roofs. Flat roofs, especially larger ones, should be outfitted with proper drainage systems when it rains, but if these systems fail or become blocked, it could lead to significant water damage. If water is left to pool on your roof, it could begin to break down sealants and moisture barriers, leading to interior leaks within the building or moisture damage in the roof itself. You might notice water damage when your roof leaks or when wet spots or mold begin appearing near the roof or in the roof space. 2. Exposed Undercoat

When the outermost stone or tar layer of your flat roof peels away or lifts, it could expose the undercoat of your roof. 3. Buckling

4. Cracks and Fissures
