There are many reasons why you should have your roof inspected. If your roof is showing signs of neglect or extensive wear and tear, you may wish to obtain an inspection to find out if you can repair it in the short term, or if the time has come to have it completely replaced. Likewise, if you wish to sell your home, you’ll likely want to have your roof checked to make sure it won’t prevent your home from being sold. What information will your inspector give you when the inspection is complete, and how should you proceed based on that information? Here is what you should expect to come after a roofing inspection is completed.
Interior Roofing Inspection
A roof can be examined both from the inside and from the outside. Depending on the condition of your roof, both can present wildly different information about its actual condition. If you have your roof examined from the inside, your inspector will look primarily for the most common signs of a leak or crack, such as light peering through into your attic. These signs of age or damage indicate that your roof likely needs to be repaired quickly. Your inspector will also check the insulation on your roof, if you have any, and make sure it’s in good condition. If you don’t have insulation on your roof, expect your inspector to advise installing some.
The interior of your roof is also where you’re going to spot a lot more of the mold and other moisture damage that can occur when water seeps through your tiles. Your inspector will likely ask if you or anyone living in the home has suffered from increased allergy symptoms or have been getting sick more frequently in recent weeks or months. These are common symptoms when mold grows in a home, and they’ll likely advise you on how best to repair or get rid of the mold as soon as possible.
Exterior Roofing Inspection
Believe it or not, checking your roof from the outside isn’t quite as reliable at detecting leaks or other potentially dangerous conditions in your roof. However, it can tell you whether your roof has any serious weak points in its exterior surface. A quick check of your roof can tell your inspector whether you’re missing any tiles or shingles, which are a glaring sign of an urgent necessary repair. Numerous missing shingles could signal that it’s time for a full replacement, particularly if the inside inspection revealed extensive damage.
Your inspector will also check the flashing around any rooftop vents and the condition of your chimney. These particular spots are locations that are highly vulnerable to leaks and damage, and should be replaced ever so often. If the flashing (the material that seals the hole cut in your roof so the vent could extend upward) is cracked or worn, they’ll likely advise you to have it repaired as soon as possible to prevent any further damage it may have caused.
Once the inspection is completed, the inspector will give you a report of any issues they have found and their opinion on the best way to proceed. If you need any urgent repairs to prevent damage to your home, they’ll likely tell you what needs to be done soon in comparison to what you may be able to live with for at least a little while longer.
If you can repair your roof, they’ll likely advise you that it’s possible to do so. However, if your roof has fallen into a state of disrepair that cannot be adequately fixed to the point where it can reliably protect your home, your inspector will inform you that you should schedule a replacement as soon as possible.
